The right extension for your house

We'll look at your house, your garden and how you live, then talk through what will work best.

Rear extension

Push the back of the house out into the garden for an open kitchen, dining and living space.

Side return

Use the narrow strip beside a Victorian or Edwardian terrace to widen the kitchen.

Wraparound

Combine side return and rear to create one large, bright family room.

Two-storey

Add space downstairs and an extra bedroom or bathroom above.

What our clients say

Trusted by families across London and Surrey

“Simon, Mal and the team created my family’s dream home. Loft conversion, single storey rear extension and luxury outhouse. Mal was on site regularly and Simon was brilliant and made me feel really relaxed with his calm and informative approach. Would really recommend.”

“Currently working on our second project with the New Beginnings team. Our first project was our first development in the UK and we were lucky to have found New Beginnings. The first project was a complete new build house alongside a full refurbishment. We needed our hand held through the whole process from planning, discharging planning conditions, working drawings, building control and project delivery. This project went well and we are now working with New Beginnings on a second similar scheme.”
Steven, EalingNew build house and full refurbishment
“Simon, Mal and the team delivered a large loft conversion and complete property renovation to our family home in Farnham. Project was finished on time, in budget and we were informed throughout. We were really nervous to undertake this project with all the negativity around builders and building works, but would recommend New Beginnings to anyone.”

Questions

Common questions

Do I need planning permission for an extension?

Many single-storey rear extensions fall under permitted development, but it depends on the house, its history and whether it is in a conservation area. We will tell you what is likely at the first visit and work with your architect on the right route.

What about party wall agreements?

If your extension is on or near a shared boundary you will usually need party wall notices. We will tell you early and build the time into the programme.

Can you build a side return as well as a rear extension?

Yes. Wraparound extensions that combine the side return and the rear are some of the most popular projects for Victorian and Edwardian terraces in our area.
